Georgian real estate development company Lucky Investment is raising capital to develop residential real estate project in Tskneti, small town right next to Tbilisi, the capital of Georgia. The property is located 6km away from Tbilisi and is considered as upscale luxury location in the region.
Lucky Investment was established in 2019 and specializes in real estate development, property management and construction management services. During its existence, Lucky Investment has developed and monetized several successful projects. One example is the 216 sq. m. commercial space development in Tskneti, which was initially rented out by supermarket "Euro product" and later sold on November 2019 with considerable profit.
Currently, the company is developing 2 projects in Tskneti town - 390 sq.m. and 180 sq.m. commercial spaces for renting them to supermarkets.
The company is planning to develop a 907 sq.m. land in Tskneti. The land is owner by interrelated person to Lucky Investment. The location is the most demanded area in Tskneti, as well as is located in close proximity to Tbilisi - the center is only 6 km away. The project will be developed in the luxury segment, therefore, the profit margin will be considerable. The house area will consist of 300 sq.m. and will be in spread accross 2 floors. Time planned to finish the construction project and sell the property is 11 months. The loan term is 14 months, giving 3 months extra for unforseen construction delays.
Tskneti town is located right up the hill from Tbilisi center, 5 kilometers away from city center. The scenery location in tandem with the close proximity to the main Georgian commercial hub, has led this town to become the prime location for luxury segment estates. Tskneti is the most demanded place near Tbilisi and ecologically distinctive environment is the main advantage of the area.
Money raised through GainWest will be used to begin and finalize construction. It is estimated that 11 months will be needed to finalize the development and sell the property. The loan length is 14 months, thus, giving 3 months additional time for unforeseen building delays.
The project consists of 3 stages:
The planned selling price is 570,000 EUR, while the land cost is 185,000 EUR and construction cost is 185,000. The planned net income margin is 140,000 EUR.
The loan is covered by GainWest Investment guarantee fund and secured by personal guarantees from two shareholders.

Mr Omanadze has over 12 years of experience in the financial services, including various senior positions, such as Privat Bank (2007-2014), Bank Of Georgia (2014-2016), Microfinance Organization Infinity Holding (2016-2017), Microfinance Organization BIG (2018 - 2019).
Mr Omanadze received a MBA from University of Georgia, and an undergraduate degree in Mathematics from Tbilisi State University.
